For landlords, it’s essential to do things fully legally. Nolo.com says that a landlord must first and foremost end the agreement. This is followed by giving the tenant a notice period in writing to vacate the property. Once this is done, the tenant has until the notice period ends to leave and find a new living space.

The tenant can still redeem themselves by either fixing the problem, i.e., paying the rent in this instance, or maintaining what was damaged or unmaintained. But if they don’t do this or vacate, then the landlord can go forward to file a lawsuit to evict.
